Garry mentioned that if you raise the price then you would have to refund the application fees to previous applicants.
Isnt the best applicant the one that is willing to pay the most?
isn't the purpose of the deposit guarantee fee the part that serves the purpose of locking in the rental for the prospective tenant.
how are you supposed to treat a bidding war ?
if one applicant is willing to pay more? if one applicant is willing to pay a larger SD? if one applicant is willing to prepay 6 months?

after that feel free to accept the higher rent.
i would not accept prepay 6 months. what are they hiding?
any deposit given is tied to the rent rate that you offered.
