We had some real good members several years ago; so I am commenting based on things I have learned from them. There is a power struggle that happens between LL & T.
I agree that haggling the price is a turn off but you need to expect it.
If you have the option and money to not rerent, then peace of mind for owner occupied property is important.

I asked a lawyer if I could evict because the tenant lied on the application. the answer was that everyone lies about everything. so you cant.

So the main issue is how to gain control and peace of mind.

I would start by raising the rent to include the new fridge as an extra appliance fee... form is here on this site. asking for more money might be the easier way to get rid of the riff raff.

I would make sure to follow the process for your state in changing the lease agreement terms.

In California, i ask for 2 SD and this helps me to avoid riff raff.
