You do NOTHING! An anonymous email means NOTHING. IF that person actually called the police, then let the police handle any investigation. They will contact you if they find the allegation to be true. And if the person who sent you the email, also remained anonymous to the police, the police may decide to not follow up on anything, without a credible allegation by a known person.

I have 7 other tenants to consider and I'm inclined to believe it since the liquor store next door recently had a drug raid.

I just want to know what my legal obligations are in case they torche the place.

    My 2nd reply remains the same as the 1st------DO NOTHING! You cannot accuse anybody of anything until you have PROOF. "inclined to believe" is not proof. Your "legal" obligation is to keep in touch with the police dept., and also be sure you have plenty of fire and vandalism insurance on your place.

    Proof, means info coming from the police dept, and/or pics, videos, or eyewitness accounts of drug dealings on your property. If drug dealings are going on, other tenants of yours will contact you about it. If you try to contact your other tenants, they may decide to move. Neither you, nor your tenants, want illegal things happening at your place. But, it requires PROOF before anything can be done about it.

I agree with Garry's perspective, but I would not want meth in my units.
You could send out notices that you are going to be inspecting the furnaces or whatever in each property. Then you can go in and at least get an idea what is going on inside. Dont renew any leases for tenants that are not taking care of your property
.
Talk to the police and see if they know anything.

Make sure you have loss of income with your insurance. If there is meth your property will be closed for a long time.

    Robert, I have insurance that pays for loss of income. BUT----it only pays if there is a natural disaster, or an accidental fire. I know of no insurance that pays for loss of rents which happens because a tenant was doing something illegal. Please let the forum know if you know of any insurance company that does that.
