what state?
so did you check their credit score before letting them tour or did they tell you?

also be aware that if you deny based on credit report (or say so) then you will have to follow the compliance regulations that comes with the claim.

also be aware that if you deny based on a discriminatory point then you could be held liable.

you never have to justify why you let them tour & it may be a HUD violation if you do not open your doors to all perspective tenants.

I would answer with a less definitive point- found a better applicant... rental history.

information did not make the decision to take the
adverse action and is unable to provide you with the
specific reasons why the adverse action was taken.
You have the right to receive a free copy of your
credit report(s) from the reporting company, if you
request so within 60 days of receipt of this letter.
You also have the right to dispute the accuracy or completeness of the report with
the reporting company.
