Hi,
We have a new tenant in FL that is unhappy, just signed 6 month lease and not moved in yet. Found out 1 of 2 AC units is broken but being repaired tomorrow (soonest we could get), they have moved into a hotel and we have refunded partial rent credit. I have given them option to terminate lease and full refund. They want to stay but keep sending us grief as to having to stay in hotel. We made a bad decision but didn't know this personality issue, they were good before the AC unit was found to be broken, unless they violate lease don't know of way of getting them out? Thanks, Tom

Sometimes stuff happens. Sounds like you did your best to solve the issue. I would just keep them as tenants.

What are the laws in your state concerning broken appliances? In Colo if a major item is broken for more than x days you have to put them up in a hotel.


Give them free days rent for the days they are not there.

Sounds like typical Karens!!!!

Things break and mechanical devices will eventually fail for whatever reason. Sounds like the tenant I had who was not happy when the hot water heater started leaking. I needed a solid day to replace, so no water for her. I was rushing to get the new HWH connected to make her happy.

From a legal standpoint, unless otherwise specified. As long as you are making progress in replacement etc and fixing within a reasonable amount of time then you have no issue. There are unique situations where counties/cities will say hot water and/or temp needs to be at a certain point within 24 hours etc.

The fact that they won't day the 6 months tells me that they don't want to have to look for another place and need to stay with you.
