Sometimes stuff happens. Sounds like you did your best to solve the issue. I would just keep them as tenants.

What are the laws in your state concerning broken appliances? In Colo if a major item is broken for more than x days you have to put them up in a hotel.

Give them free days rent for the days they are not there.

Good Morning Robert, Thank you! Will have to look up the appliance fix in FL, we fix things as tenant notifies us. We gave them a five day rent credit, still complained. Thanks, Tom

Hopefully things will settle down now. I think you were fair in handling this situation. An issue came up and you handled it in a timely manner and you rebated them. You did everything correct.
