Non renewal - Landlord Forum thread 361510

I have a month to month tenant that I sent a non renewal to August 1st when the moratorium was lifted. (Before it was reinstated on the 3rd of August). He is still living in the apartment. Can I go to the magistrate and file for possession or will I need to send another notice on September 1st? I was told (not sure if it is true) that you can not send notice during the moratorium. I live in Pa.

non renewal is different than eviction. non renewal is just saying that you do not want to continue the lease and they have 30days to move. What you need is a Notice to Quit.


They still have 3 days to move out. Have they stated they do not intend to move out?

Next step is to post a 10 day notice to quit.

After those 10 days you have to go the the court house and file for eviction and they will set a court date.

Please read up on evictions in PA and make sure you use the correct forms and word and follow the process.
