My long term tenant has left. She's had 2 small dogs the entire time. She did clean the carpet Used her own cleaning machine. When I walked in I could still smell doggy. 2 of the rooms I couldn't the LR yes & BR. Is there anything LL have found to remove the odor. The next tenant I've found have a cat, so I don't want to do too much. But I noticed it after the house was closed for 2 days.

I specify in lease that professional carpet cleaning only and must leave receipt. There are NO rent me or personal cleaners that actually work.

Pet odors are very hard to remove especially if from pee in the carpets.

I hope you hire a professional carpet cleaner and they should have some odor products. (esp since your previous tenant lived there 10 years.) Have them bring an ultraviolet light and show you the spots that are probably still there.
