If the tub stopper broke off level with the bottom of the tub, you can buy a 6 in. diameter flat rubber drain stopper that just lays over top the drain. It keeps the water from draining as long as it doesn't move off of the drain.

You should have the carpets professionally cleaned now, BUT, she should sign an agreement with you, that she will have the carpets pro. cleaned when she moves out,at HER expense, BECAUSE she has 2 CATS.

I guess you will just have to have the walls in the living room repaired, and repainted, at your expense, if the "large hanging devises" are either ugly. or won't allow a person/family to hang their own pics where they want to. Consider this as just a normal part of landlord maintenance of any property.
If she does become " high maintenance ", either learn to say NO to her, or offer to end the lease whenever she wishes.

Things went better than expected. the stopper tub lever broke & came detached from the stopper in the tub - I suggested the rubber stopper & she was ok with that.
Carpet - she asked again when I was over there - she'd already found out when they're available - She offered to pay for it, but I offered to split the cost. So that's agreed. (Honestly, I didn't smell anything,but I don't have allergies.)
Painting - I think she already took down one of the large hanging devices and the wall looked fine. I've never considered offering they could hire my guy who does some painting for us when needed and pay for the painting out of their pocket. I suppose I could offer that.
I thought the walls were fine without repainting.

    seems like you have a sane, reasonable tenant,
    try to hold onto them and see how it goes.

    sometimes,....being nice does work out !

      Just had the furnace maintenance guy there for winter inspection. She's already spakled the nail holes and asked when we last painted. seriously, the paint looks fine to me. But I just read your post about painting and will propose that idea.
