You are correct. You could be opening yourself up to legal consequences if you up their rent by 50% to get them out, and then when they move, offer new tenants a lower rate. Since they are threatening legal action against you sometimes, why not 1-up them. Hire your own attorney now, to send them a non-renewal of lease notice, at about 45 days before the end of their lease. That will show them that you are not only giving them legal notice to move, but it also shows them you already have your own attorney in case they don't move.
