Reduce your face to face contacts. Communicate in writing by text or e mail. If your property manager has been doing this for a while, the verbals should roll off his back.while he's holding his Tongue.
I wouldn't escalate by. Lawyering up. If rent control or stabilization laws In your area don't mandate you holding on to performing tenants and If you've made the business decision that these guys are gone, just notice them of non renewal / extension. You don't need to give them a reason. The lease contract expires on its own terms at the established date. Contract completed. Thank you for your business.
