Pets can cause damage and additional rent attempts to covers some of it. Some places also include a pet deposit separate from the main one. Of course pet damages can also be taken out of regular deposits.

Personally I just dont allow pets. Pet peeing can cause thousands of damage to carpets that exceed deposits.

If I did accept pets I think I would require annual inspection and cleaning by a professional carpet cleaner. If he finds any urine using ultraviolet lights, then charges would ensue for damages.

Pet rent or deposits are not allowed for "service or emo" animals. If you are forced to allow a pet that way I would still have the annual property inspections.

Thank you Robert for the reply. We do allow dogs and cats with a pet deposit which we've rarely had to use to clean up after our tenant's pets. That's a good idea regarding the carpet inspection! Fortunately right now all the pets are pets and not service or emotional support.
