As a landlord, is it wise for me to require my tenants to cut the lawn and maintain the landscaping in my lease? I provide and properly maintain the equipment on a yearly basis.

I have 17 SFHs. All my leases say the tenant is to pay all their own utilities, plus shovel the snow (I'm in Iowa), mow the lawn, and remove any leaves that fall, before winter comes. I provide 1 snow shovel for them when they first move in. Lawn mowers and rakes are up to the T to buy. If the tenant does not want to do any of those things themselves, they can hire someone to do it for them. (not me).

Landscaping, such as pruning trees and scrubs, should be up to the landlord to do if they want to keep their property looking nice. Watering smaller plants and maintaining them in other ways, should be worked out between the T and LL when the T moves in. Remember, EVERYTHING is negotiable.

Depends on what you have for buildings I would think. We have six units, three duplexes all on one parcel in FL, we pay for a landscaper to come out to mow the lawn and trim back some bushes on a monthly fixed fee.
