I want to text back the following:

I am unable to respond here because of this Disclaimer :
Please be aware texting and not replying to texts does not intend to create any type of binding agreement.
Please limit your text to emergencies and only follow-up on issues already communicated to in writing.
Please do not use nor expect texting to circumvent a written lease. Many times texts leave out pertinent information and therefore results in an incomplete request.
Please provide a full description of what your issue is with copies of emails & written communication to the mailing address in your lease. You may send an email as well which may expedite the matter.

or do I simply answer: the California move out process regulations do not allow for me to address this matter through texts.

1.The tenant has been there 12 years.
2. she claims that she told me that she put the kitchen lighting in the Janitors closet and emailed me about that, = making my silence of the issue as an acceptance of change in tenancy.
3. she is offering to sell me the stove for $1,800
4. she is offering to sell me the lighting for $70

12 years is a very long term tenant
Technically the lighting is attached to the real property and if tenant can remove and restore to original conditions less normal wear and tear, they can ( in my book) take it with them,...even though they attached it to your property and by well set precedent,...it is now yours.
To be a nice guy,....Pay the asked seventy.

An 1800 dollar used stove sounds rediculious..

Let her take it with her.

Your proposed response is over kill

Have you recently inspected the premises ?

12 years is a lot of normal wear and tear and you're probably looking at a full gut and update8lpu

I'd probably pay the $70. for the lighting and tell her thank you anyway, but I'm not interested in the stove but I can offer $__X__ if that works?
