I am currently vetting a potential tenant. He filled out the rental application and indicated he has approx. $3,500 in his account. The rent is 1400 per month. His income meets the monthly rent requirements but I haven't verified his income yet. He works for a startup that has been incorporated in June 2020. I am concerned if the business doesn't make it and he loses his job, I could be in a pickle as he doesn't have much money for emergency funds in the bank.

If you take a cosigner, don't forget to do a full screening on them and why not obligate the cosigner to the who lease? Have the cosigner sign the lease too. That way it's more than financial obligations.
