In most juristictions if tenant voluntarily surrenders back possession to LL,...LL now has possession which is the primary thing LL wants in court.
Some courts will determine and award a money judgement as part of the eviction ,...others will require the LL to persue a different action for money damages.

If tenant voluntarily gives you back possession,...DONT JUST TAKE THE KEYS,....get a short signed note with date and time that tenant has vacated the property and is surrendering back possession.

Under this scenario,....you don't have a course of action under eviction process and need to start over in small claims or other civil court for money damages.

If tenant just vanishes, thats abandonment and you really need SPECIFIC GUIDANCE
