It is only a water stain on the hardwood floors, but it is frustrating and quite difficult to repair without considerable effort.

This tenant was warned several times about the ring water stains during her tenancy. This tenant was adamant about her right to keep a plant just outside her door (on a second floor that drops directly below). This tenant was adamant about keeping her plants on the steps leading down to the first floor from her apartment. as a result, I had to resurface the entire magnesite material which was completely rotted due to her disregard of the property cost me 2650 in July 2020. the funny thing is that she is an architect.

This spot is a high traffic spot area right in front of the kitchen so it is an eye soar in my opinion.

my floor repair guy was able to do this, but I am not satisfied.

In other words, it is going to take several more attempts to return the damage to its prior status; not to mention that sanding the floor also damages the floor and in order to fully repair this it may exceed the SD.

The SD was $3,000.
This repair was $350 so far plus an additional $500 required to polish the whole unit which was
= $850

I am still deciding if I need to redo the repair.

I am also charging $10 to $20 per hole in the walls. 50 holes = $1,000.
normal wear and tear would be 1 finish nail per wall.
If a tenant wants to make a mosaic on the rental. then I dont consider that normal wear and tear.
