You must be expected to paint anyway.
But extra coats of Primer to cover such things would be beyond normal wear and tear w&t... ie stains on wall from skid marks and body fluids is not normal w&t ... Body odor is normal w&t: your report should go as far to indicate the absurdity of the expected source of the odor…. It smells like the room was used instead of the toilet and there was piles of tissue paper found in the corner next to discolored splatter of unknown substance.
i once had cat urine odor which took me 3 weeks of sanitizer process to get rid of. you will need receipts of the extra work and material that was required.
