We just had two drains snaked out at our tenants. We checked the lease we have with them and the clause doesn't seem to cover paying something that was more thank likely from their action. Below is the lease clause, does anyone have a good phrase to cover all possible "repairs" due to tenant action (or lack of action)? Thanks! -Tom

Maintenance and Repair. Tenant will, at Tenant's sole expense, keep and maintain the Premises in good, clean and sanitary condition and repair during the term of this Lease and any renewal thereof. Tenant shall be responsible to make all repairs to the Premises and fixtures (including smoke detectors, windows & window coverings) that may have been damaged by Tenant's misuse, waste or neglect, or that of the Tenant's family, agent or visitor. Tenant agrees that no painting will be done on or about the Premises without the prior written consent of Landlord. Tenant shall promptly notify Landlord in writing of any damage, defect or destruction of the Premises, or in the event of the failure of any of the appliances or equipment. Landlord will use his best efforts to repair or replace any such damaged or defective area, appliance or equipment.

You can add into your above paragraph : " Tenant shall be responsible for cleaning out any sewer or drain plug-ups after they have been in possession/living in the property for over 60 days."

The 60 days is meant for if the previous tenant may have had problems, but never told you about then, and you didn't discover them by the time you rented the place.
