You can add into your above paragraph : " Tenant shall be responsible for cleaning out any sewer or drain plug-ups after they have been in possession/living in the property for over 60 days."

The 60 days is meant for if the previous tenant may have had problems, but never told you about then, and you didn't discover them by the time you rented the place.

Thank you Gary, we can send this out as a lease amendment. Any other good phrases we could add as to tenant's responsibility due to their actions, e.g., electrical? I'm hoping our paragraph here covers enough/
