Re: Property Inspection - Landlord Forum thread 362151

Re: Property Inspection by Jon on August 14, 2022 @22:54

I had an attorney send him a letter and ever since then he only communicates through the attorney. He now sends the rent check to the attorney. Not sure why. The attorney is not the property manager and lease was never changed to reflect that. So the attorney sends me the rent check. No charge because he sees this guy is just being an “ASS”. He does not water front yard plants and they are all dying. I hired service to treat trees and shrubs in hopes to save them. My son wants to take over the property when lease expires and tenant is killing all vegetation.
I have 10 weeks left on the lease but I think he will not leave after lease has expired. He will remain as difficult as possible. I just worry about many other things he may be doing to AC, water heaters, drains, structure, windows, carpet and wood floors. I need some professional help to apply some pressure in the right place that screams to him his decisions moving forward will follow him.
He did not answer the door when I arrived for the inspection. I did not enter the house. We saw someone inside and was probably one of his kids. We will reschedule using certified letter and if that fails we will go to the courts and plead our case.
