How to handle Mold issue Month by Month lease

Hi ,
I'm in CA. My tenant reported leasing from up flow that water comes down to the first floor. And the popcorn ceiling was showing mold issue. It looks like a big project to finish up everything correctly.
I am wondering what is correct way to handle tenant? This tenant live here for 9 years now it is on month by month agreement. She is good tenant. I am wondering if it is ok that I give 30 days notice to terminate the lease. For the next 30 days, shall I pay her one month rent so that she can find a place to live? Do I need to pay her moving fee? Actually can I still collect the last month rent and use it to pay a hotel fee etc, after fixing, she can move back?

Why would you loose good tenant and rent of couples of months? I would (1) offer tenant discount in the rent for the trouble tenant may have from needed repairs and contractor going in tenant's home, (2) I would then send contractor to fix and continue to collect rent and keep good tenant.
