Two Tenants - Landlord Forum thread 362242

Two Tenants by Jason on December 5, 2022 @04:14

I have two adult sisters who are my best applicants for my rental. Should they both be put on the same lease or separate leases?

I include sensitive information in the lease so that there is no question that the DJ can verify who is the tenant. This sensitive information included in the lease is their DOBs and their driver's license numbers. They are sisters, so they already know their DOBs, but should I include their DL numbers?

I like to walk into court with a signed lease agreement and a copy of their DL or state ID so that they DJ can verify identity.

1. Should two adults be listed on one lease or separate leases? I do have a clause that basically states if one of the tenants jumps ship, the remaining tenant is still legally responsible.

2. What personal information should or should NOT be placed in the lease or leases?

TIA.

You should have just 1 lease with both sister's signatures on it. That makes them both responsible for the contents of the lease, should 1 of them choose not contribute to the rent, or decide to move out. There is no need for ANY "sensitive info" on ANY lease. That info all needs to be on their application form you had them fill out for you.
