Yes, Jason, you ARE overthinking things here. The ONLY personal info that goes on the LEASE, is their names. ALL their OTHER personal info goes on their applications. IF you end up going to court, then you will need the info on their apps to be able to file a court case.
What you should do, is contact a local attorney, and have them get you a standard lease form that conforms to all of your state codes. Then make copies of it to use as needed over the years to come. Once you have that, you can add addendums to it as needed, such as what appliances or utilities are furnished by you, or who shovels the snow or mows the lawn. Be sure all parties on ANY lease, who are age 18 or older and will be living there, sign the lease. That makes ALL the adults living there, responsible for the rent, if someone loses a job, or moves out.
