Tenant was sent a certified letter 30 days before rental increase. T refused to pick up letter and refused to sign when postal carrier delivered. In a follow up, two additional letters were sent via USPS. T claims the letters were never received. Finally, a text was sent and T was furious. I explained all the above to T in another text because that is T’s method of communication. T paid the increase albeit a month late. However, the whole ordeal was stressful, timely, and costly. Knocking on door or leaving a notice at premises does not work. You name it, I’ve tried it. Is there another way to raise rent in Pennsylvania? Never had this problem in the past.

No one ever said that being a Landlord was easy/peazy. You did everything right. You simply had a tenant that did not want a rent increase, and tried to lie about getting your letters to avoid that increase. You, yourself, said you've never had this problem before.

There are only 5 ways to get in touch/communicate with a tenant----- by phone, in person, by texting/emailing, posting on their front door, and sending letters (both regular and certified) thru the postal service. In this country, every person has the RIGHT to NOT communicate with someone, if they don't want to. You, apparently, have one of those people as a tenant.
