I had a similar situation several months ago. Certified Letters were never signed for/picked up. No response to text, email or phone calls. I ended up sending them a letter (not Certified) basically stating "if you do not respond to this letter within 5 days, I will be filing for an eviction." The letter also reminded them that they were on a M2M lease. I estimated mail delivery at 3 days (probably only took 1-2 days since the destination was only 3-4 miles away) and they texted me immediately. They claimed they were out of town on business, even though their car was seen at the residence every night, gone every day and the upstairs tenant said that they've seen him every day.

I'm sure they were pissed off about their rent being increased by such an outrageous amount ($25/mo increase). Maybe they looked online at other rentals in the area and realized that they would have to pay a LOT more elsewhere.

And I'm also in PA.
