To Renew the Lease or to Not Renew...


Lease expiration time should be seen as an opportunity for an upgrade, whether you keep the existing tenant or opt for a better one.

I once said, "You think you know someone? You don't really know them until they've rented from you."
There are many aspects of a rental property or tenancy that you can upgrade.

  • Upgrade in Tenant(s)
    The Notice of Lease Non-Renewal
    is a type of lease termination notice for a soon expiring lease you want to end with your current tenants. Most tenants expect to re-new the lease or stay on a "month to month" after the original lease expires, but this form tells them in a friendly yet business-like way to leave while not being harsh or too intimidating.

    Often we become "stuck" with tenants who may have started out alright, but start to go down hill after a while. We usually feel trapped into keeping them because it is just easier to put up with their annoyances than to replace them with a better tenant.
    You should not feel obligated to extend a lease and hold on to tenants who are not living up to their responsibilities or who are making your life more difficult than it has to be. The Notice of Lease Non-Renewal should be legally served to the tenant, mailed certified and regular mail.

Free Lease Renewal Notice!
A Notice to Renew and a Notice to Vacate lets your tenants know they are welcome to renew... or to leave.

The Notice to Renew or Vacate is a combination form which can be used as a lease renewal form or a tenant's notice to vacate. The form provides for a rent increase, as well as the preservation and extension of all the terms and conditions in the lease. The landlord should send this form to the tenant at least one or two months before lease expiration to give the tenant an opportunity to consider any rent increase and to respond with enough notice time to vacate or renew tenancy according to lease requirements.

Tenant Screening with Facebook and Google

A few minutes of searching Facebook and Google can pay off big-time. I am flabberghasted at what information, pictures and behavior some people post for the world to see! I've even seen pictures of people wrecking their landlord's house! I've also seen pages of the nicest people. I'm glad we have another source to check!

Dear Mr. Reno:
We are stuck in a 2 year lease. We still have one more year to go with our tenants. She has continuously complained about the most ridiculous things and has now called the Fairfax county to come and inspect our house. Regardless of this we would like to evict our tenant. We have told her to move out with her full deposit but she refuses. Instead she is making our lives a living hell. We don't know what we can expect from the County we are just waiting. Is there any way we can evict her? We have a lease and she pays rent on time. The only thing she has done is violated HOA 3 times and we got the notices on not cutting the grass, keeping the trash out and not maintaining the weed growth thru fence.

Is there any hope for us. I am pregnant and she has stressed me out in every way possible.

She continues to make complaints about our window screens which we believe are in good order but she wants them replaced. There is no mention in the lease can we just remove them?
