LPA Appliance Agreement With Repair Clause

The Landlord Protection Agency's Appliance Agreement with Repair Clause is an excellent addition to many leases and rental agreements.

Appliance AgreementThe Appliance Agreement with Repair Clause explains in simple terms to the tenant that if the tenant wishes to use the existing appliances, he is responsible for maintenance and repairs on them.
This document includes a complete appliance checklist at Move -In, signed by the tenant, it also protects the landlord from costly repairs and maintenance by putting the responsibility of the appliances onto the tenant where it belongs.

We are not in the appliance business!

We like the Appliance Agreement because it covers the landlord completely for those annoying appliance repairs that seem to always crop up. This agreement is clear and easy to understand.

The more rentals you have, the more appliances you have that will need repairing and replacing over the years. Keep in mind, having this agreement for your protection does not mean you are giving up your right to replace or fix appliances when you think you should or want to. Sometimes you may want to replace the appliances for your tenants. That's OK!

    Dear Mr. Reno:
    Tenant submitted letter of intent to break contratct lease due to driveway auto gate being inop which they believe created an opp for a theif to steal a bike out of garage.

    Prior to entering garage, there is a side yard gate and pedestrian garage door each having a dead bolt. Tenant informed that side gate dead bolt was engage but not the garage door dead bolt.

    Tenant informed me that the side gate had been lifted from the closed position thus allowing access into the garage. There is no visible damage to gate. Please advise.

    A: This is a bogus Tenant's Complaint, which may or may not have merit, I'm not sure. It does not even approach being grounds to break a lease. You can tell them I said that.

    Where's the rent??? Excuses

    "We have a leak. I want it fixed and then you can come back for your rent." The leak in question is from the window. When it rains hard, she needs to close the window completely. She was able to show me 1/4 of an inch water she collected in a dixie cup. I enforced the late charge and also used the opportunity in the apartment to make an inspection. I gave her a list of things to correct if she wants her full deposit back. - Cathy J., NY
