Since state laws vary slightly on some issues, such as notice periods, evictions and other limitations, some common questions I hear from landlords are, "How many days do I have to.... " , or "Is there a time limit ..." , or "How much late fee...", etc. Below, I've listed some common questions for legal notice periods, state statutes of limitations and late fee maximums along with the corresponding answers and links.   • How many days notice do I need to give my tenant to Pay or Quit?

I just purchased a rental property with a non paying tenant who does not have any utilities on. The lease i have from the previous landlord ends in July. I have sent him a letter that states he has 14 day to pay or i will start the eviction process. Is this the correct process or can i do something to get him out sooner? Thanks
