The LPA Rental Application

The LPA Rental Application has eliminated many tenant problems by helping us to do a better job screening the applicant. Qualified tenants are more than happy to fill out the form and show you how wonderful they are. Find out as much pertinent information on your rental applicants as you can before entering into any lease or rental agreement.


Some of the items contained in this rental application are:

  • Authorization to obtain a copy of tenant's credit report(s) and verify any information given. We need this because it is illegal to pull a credit report without the tenant's written authorization according to the FCRA (Fair Credit Reporting Act).

  • Deposit Not Refundable, unless applicant is rejected. Deposit receipt and rental offer form is included in this rental application. (Applicants may not get their deposit back if they decide to change their mind.)

  • Includes Non-refundable screening fee agreement. The prospective tenant pays a screening fee when the rental application is submitted to you. This fee covers you for the cost of checking references and running credit reports!

    Prepare your tenant before meeting to sign a lease agreement

    To avoid an unprepared tenant at the lease signing, be sure to instruct him on what to bring with him beforehand. We like to always require the tenant to bring a copy of his driver's license, social security card, and the balance due in certified funds, money order or cash. Also, if there are any other adjustments, we'll advise them at that time.

    Dear Mr. Reno:
    This is Leigh, owner & manager of several properties near Ft. Knox, Kentucky. One otherwise excellent set of tenants has permanently moved her mother into the house to provide child care. How do I add Granny to the lease? There must be a way to put her on it to ensure that, should one or both of the listed tenants die, Granny is responsible for the lease agreement. As I understand it, also, when the tenants move out (they have another full year on the lease) then Granny could just hunker down and refuse to leave ...and also not pay, with me and my company stuck, unless she is also on the lease.

    The tenants are both active duty military, with one or the other of them spending 6 months or more overseas. They have been fortunate so far, in that one of the couple is kept stateside while the other has to go into combat areas, but there is always a possibility that both of them would be deployed at the same time. I need to ensure the rent will continue to be paid, no matter what happens.

    Help? And, is a background check going to be required on Granny?

    A: You need an amendment to the lease. The LPA has addendum forms for this at Essential Landlord Forms . (No credit check needed in this case.) You can add her to the lease making her liable too or just have her cosign.

    Now, what if they won't sign? You have to tell them when their lease expires, you won't renew. By the way, me thinks you protestith (worrying) too much!

    Tenant Reporting

    Have you ever been beaten by a tenant on the rent? Most of us have and unfortunately, it is one of the costs of doing business as a landlord.
    On the brighter side, remedies are available for many. If you have documented your tenancy with the proper paperwork including a rental application, lease agreement, late notices, etc., you may have a chance of collecting.

    Credit bureau reporting is an option in which many modern landlords are beginning to participate.

    The LPA recommends tenant and credit reporting to our members.As landlords ourselves, we do not believe tenants should get away "Scott Free" for leaving their landlord with a mess of unpaid rent, damages and other unpaid responsibilities. The prospect of reporting delinquent rent onto the tenant's credit record creates an incentive for the tenant to preserve his good credit, or to clean it up in order to some day qualify for a loan or mortgage.

    A delinquent landlord debt is a serious mark against a consumer tenant's credit report for seven years and will likely:

  • limit the tenant's ability to find good rental housing in the future
  • limit their ability to qualify for a mortgage or other financing
  • require them to pay higher interest rates on any loans they acquire
  • limit employment opportunities

    Notifying the current or former tenant that you intend to report their rental debt or payment history can be done in the following ways:

  • The LPA's National Tenant Rating Bureau
