What a WINTER! How about those heating bills? Landlords and tenants alike are going through heating fuel like never before! It is very important to protect yourself as much as possible from expenses that belong to the tenants.

I hear from too many inexperienced landlords who are giving the existing oil in the tank to new tenants without any kind of adjustment. You should always make a fuel adjustment, but at todays prices, I don't see how anyone can just give away all that expensive fuel for free! Make the adjustment and get compensated! You can use one of the forms below.

Heating and Cooling Addendum

Heating Addendum The Heating and Cooling Addendum reinforces existing landlord protection already built into The LPA Lease and emphasizes tenant responsibility on the important elements concerning the heating and cooling systems.

This form:

  • Requires the tenant to maintain a full coverage service contract with an owner approved heating company on the system
  • Requires the tenant to maintain a full coverage service contract on any existing Central Air Conditioning systems
  • Provides for fuel adjustment when changing tenants
  • Prohibits unsafe portable heaters

    While this form reinforces the responsibilities of the tenant concerning the heating and cooling systems, you may also want to consider The Lease Obligations Reminder Notice for a variety of other lease responsibilities for which tenants sometimes need reminding.

    A: You can evict her, but she's not a tenant. She's something else. She's a person who was just allowed to stay, for no rent by the owner. Some call it an "Invitee", "Licensee", "unwanted guest", "tenant at will", "tenant at suffrage". These people get 30 day notices, then evict as holdover.
