    Landlord Resolutions for the New Year:

    I will
    • Screen tenants carefully and completely before accepting them.
    • Enforce rent being paid on time. Charge late fees and send notices promptly.
    • Replace bad tenants with qualified good tenants.
    • Do repairs that need to be done. Fix things quickly before they grow into bigger problems.
    • Take a serious step to improve myself as a landlord: Read a good landlording book, Join The LPA or another landlord association and learn the details of a good lease agreement.
    • Arm myself with the best landlording forms around so I can deal with tenants better.
    • Have lease renewal forms with reasonable rent increases ready to go out on schedule.
    • I will not return security deposits until after tenants have left and I have completely inspected and deducted for repairs and other charges. For this I will use the Security Settlement Statement.
    • Sleep better at night knowing I've got things covered.

    Why Tenant Screening Reports Are Important

    Investing in real estate can be a profitable way to increase your wealth in two ways. The first is simply the gain on the property when you sell it. The second is that if the property is leased it can generate an ongoing stream of revenue. In some cases that revenue stream can be enough to pay the mortgage on the property every month.

    Most commercial properties depend on rental revenue as a primary factor in their income projections. The value of the property includes the discounted value of the rental revenue in the calculation, as well as the value of the building itself and land.

    Residential property, especially single family homes, usually sell on a square footage basis and don't consider any leasing income in the determination of value.

    The Criminal Background Authorization & Release Form will remove any doubt of whether the tenant is being up front with you. Not only will you have the tenant's full authorization to do a criminal report with law enforcement agencies, you also have the written authorization required to obtain a credit report.

    The fact that the tenant has nothing to hide and is willing to release credit and criminal (if any) history to you shows good faith and cooperation in the screening process.

    The LPA's Do's & Don'ts About Tenant Screening:

    DO
    • Inspect the tenant's actual drivers license and also require a copy.
    • Ask the tenant in advance if there will be anything on the credit report he or she would like to explain "so you won't hold it against them".
    • Ask the tenant what the current landlord is like. You can learn a lot by what the tenant has to say about the landlord.


    DON'T
    • Be afraid to ask your questions.
    • Worry about losing a deal if the tenants are insulted by the screening process!
    • Forget to charge a screening fee! The LPA Rental Application has it built in.
    • Run a credit report until after you have verified and are satisfied with all of the screening information the applicant has given you.
