Preparing Your Rental for Winter

Preparing your rental property for winter can save you large sums of money and inconvenience. A good Winterization Checklist for your Tenant can help prevent common wintertime problems that usually arise through neglect and ignorance.

Prevent Plumbing Freezes
Disconnect and drain garden hoses. Most frozen pipes are a result of failure to disconnect hoses or turn off shut off valves. If you have shutoff valves for your hose spigots in your house or basement, don’t forget to turn them off. Insulate any exposed plumbing pipes.

Heating System
Have your heating system inspected and/or serviced. (Your service contract with your heating company should cover this at no charge.) Make sure you have plenty of heating fuel. Do not allow oil to run low – you run the risk of running out and freezing pipes. The bottom oil sludge in your oil tank causes clogs in your oil line and nozzle.

Don't Forget to Increase Rents!

One of my biggest mistakes was not raising the rent on a yearly basis. I thought that as long as the rent was being paid, I didn't want to rock the boat. I later realized that my properties were way under rented. I found that when I tried to increase rent, the tenants went crazy. They resented that I "all of a sudden" want to hit them with a rent increase. They felt that as "good tenants" I was punishing them for no reason.- Louis C., NY

Energy Saving Tip:

Did you know...

Compared to conventional holiday lights, LED (light-emitting diode) bulbs use up to 90 percent less energy? To break down the energy cost savings, a strand of traditional lights would cost about $20 a month if used every night, whereas a strand of LED bulbs would only cost about 20 cents. These high-tech "twinklers" also last up to 10 times longer.
