Landlord Newsletter - Results of Initiative

The LPA Newsletter
June 16, 2010

Dear Fellow Landlord,

Do you ever wonder why some people are successful and some aren't? In today's day and age it seems that kids DO NOT WANT TO WORK. "Work" is a 4 letter word! For many years since I first read the "Results of Initiative", I've related the short story to what I see in real life. I've made copies for my kids and hope it's made an impact on them. I hope you like it- and if you've read it in the past, I hope you enjoy it again. In this issue:

  • Article: The Results of Initiative
  • FREE FORM DOWNLOAD: Tenant's Intention to Vacate
  • What Tenants Don't Say
  • Tenant Excuses

Please e-mail us if you have any questions or would like to add or share any material / information.

The Results of Initiative

Some years ago, three brothers left the farm to work in the city. They were all hired by the same company at the same pay. Three years later, Jim was being paid $500 a month, Frank was receiving $1,000, but George was now making $1,500.

Their father decided to visit the employer. He listened to the confused father and said, "I will let the boys explain for themselves."

Jim was summoned to the supervisor's office and was told:

"Jim, I understand the Far East Importers has just brought in a large transport plane loaded with Japanese import goods. Will you please go over to the airport and get a cargo inventory?" Intention to VacateIntention to Vacate

When executing a new lease, remember to staple an Intention to Vacate form on the back of the tenant's lease. Reminding the tenant to give proper notice and proper move-out procedure can make your life a lot easier when it's time to start looking for a new tenant.

What Tenants Don't Say:

They may say: Is off-street parking available?

They are really thinking: "I plan to use my 4 wheel drive monster tire truck to destroy your grass and leave giant ruts in the yard." - Submitted by Brad, LPA member

Great Tenant Excuses

"I waited for you to come by and pick it up. I wasn't going to wait forever so I spent it." Why do you think I gave you pre-addressed envelopes, MORON? Eviction time! AAAAAHHH!!! - Perry C., Brooklyn, NY

"A tree limb fell and damaged my car. It was your tree so you should pay." That's why my LPA lease requires them to have renters insurance. The lease protects me, but I think this tenant may have to go. - Maxine, NY

"I can't pay the rent because all of our checks were ruined by the water leak in the garage." The leak was reported 2 weeks before rent was due and would have been repaired the same day if not for the tenant canceling the appointment with the plumber. Audra, OK
