How to Sell a Home with No Equity
by Phill Grove

Understanding How to Sell a Home with No Equity in Today's Economy Provides a Valuable Service to Everyone

Do You Know How to Sell a Home with No Equity in Today's Market?

Consider this scenario: As a real estate professional, you find a distressed homeowner who wants to sell his or her house but has no equity. The market value is $125,000 and the mortgage note is $124,500. If they sell conventionally, the seller would have to pay closing costs, and that would run them close to $10,000. The seller cannot pay $10,000 to cover Realtor fees and other closing costs. If you understand how to sell a home with no equity, then you make this real estate transaction occur, and the seller, new buyer, the neighborhood, and you all win. If not, then this distressed seller's house will go to auction, and everyone involved loses. The difference between foreclosure and a successful sale is the knowledge of the real estate professional. If you don't understand how to sell a home with no equity, then you owe it to this industry to educate yourself, or you will be providing a disservice to all real estate professionals.

How to Sell a Home with No Equity | The facts If the answer is 'I don't know' or 'I can't sell this house', then you are leaving hundreds of thousands of dollars on the table. In fact, you're doing a major disservice to the industry and every homeowner because your lack of knowledge is leading to more foreclosures...

    Dear Mr. Reno:
I have a renter who signed signed a lease the 1st year she lived in our property and has not renewed since then but continued to live in the property (with our permission) until the last part of June. She has moved out and left no forwarding information but there is significant damage to the house that is not covered by her deposit. Can we sue her for damages even though there is not a current lease? And if so how do we start the process of finding her to get the money?
    Sara, IA

A: Yes, you can sue them, but as for your second question, you're out of my area. We can sue 'em, but you have to find 'em.

If you have a landlord tenant problem you'd like to ask a question about, please feel free to e-mail me your question.
Submit a landlord / tenant question for Mr. Reno
Please try to keep your questions as short and to the point as possible.

    Tenant Excuses

"My headlights won't turn on in my car. I am really trying to get the rent to you."
My reply: "I will come and pick it up."
Their reply, "We didn't go to the bank yet, we lost our H & R Block card. It takes 7 days to get a new one."
Funny part is it was 4:00 in the afternoon and it was still light out. - Brenda, Dubuque, IA

"I was at the bus stop and had your money order in my hand. The wind blew it out of my hand and into the street. A bus drove over it and it stuck the wheel." I inquired about a late rent payment and this was the 'reason'. Bear in mind that this was a day or two after a major WI snow storm. - Aldo, Milwaukee, WI

"I will not pay rent until you replace that noisy refrigerator. It keeps me up all night." I've heard the fridge and it is not loud. The tenant's unapproved dog makes more noise. I have sent the LPA Lease Violation Notice. - Carman S., NV
