Helpful Tenant Screening Steps...



The Landlord Protection Agency® suggests the following steps to take before spending the money on a consumer credit report:

  1. Pre-screen your prospects before showing the rental. It eliminates unnecessary appointments and saves you time. Use a free LPA Pre-screening Prospect card.

  2. After showing the rental, have your interested prospects fill out and sign an LPA Rental Application. Be sure to collect a non-refundable screening fee...

Criminal Background & Release Form

The Criminal Background Authorization & Release Form will remove any doubt of whether the tenant is being up front with you. Not only will you have the tenant's full authorization to do a criminal report with law enforcement agencies, you also have the written authorization required to obtain a credit report.

The fact that the tenant has nothing to hide and is willing to release credit and criminal (if any) history to you shows good faith and cooperation in the screening process.

This form should be used in addition to the LPA Rental Application.

Is it true that in New Hampshire a squatter must be evicted? That the property owner must go through the eviction process?
The police call it a civil matter?

A: That's usually how it works. This is distinguished from a trespasser which is a criminal matter. Once the trespasser is there awhile, (usually 30 days) he becomes a squatter and must be evicted.

Rent Excuses
Should we laugh... or cry?

"I know I have had lots of excuses for not paying the rent on time, but this time my purse really did get stolen on the way to the bank to make my payment". (note: I guess the purse bandit yanked her purse out of the car while she was at the stoplight. When I asked her to provide me a copy of the police report, she said 'I didn’t file a police report as didn’t want to get anyone in trouble'.) - Linda S, GA

"There are crickets all over the place. Yesterday one was in my soup. I'm not payin till you get rid of the crickets." This tenant doesn't close doors or windows and is responsible in the lease for pests and exterminating. This silly excuse won't work to get him out of the late charge.
