Landlord Resolutions for the New Year:

I will
  • Screen tenants carefully and completely before accepting them.
  • Enforce rent being paid on time. Charge late fees and send notices promptly.
  • Replace bad tenants with qualified good tenants.
  • Do repairs that need to be done. Fix things quickly before they grow into bigger problems.
  • Take a serious step to improve myself as a landlord: Read a good landlording book, Join The LPA or another landlord association and learn the details of a good lease agreement.
  • Arm myself with the best landlording forms around so I can deal with tenants better.
  • Have lease renewal forms with reasonable rent increases ready to go out on schedule.
  • I will not return security deposits until after tenants have left and I have completely inspected and deducted for repairs and other charges. For this I will use the Security Settlement Statement.
  • Sleep better at night knowing I've got things covered.

    Dear Mr. Reno:
    I have a friend who was dating and living with a women for about 6 months, she had agreed to pay 650$ a month rent and never has paid anything. They broke up due to her verbal abuse and aiming it at his children. He has given her an eviction notice. She has threatened physical harm to herself so she can blame him.
    He has been living at my home. She is trying to extort money. She has two minor children, he has 2 minor children. She said in front of witnesses that she would be out by the end of this month. The eviction notice says 30 days. He cannot be alone in his own house with her due to her threat to harm herself and blame him. His children are due to come back for their 2 week on living this coming Sunday. She is abusive with her comments, accusations etc. She is now refusing to move out unless he gives her money. She has taken over the house with boxes and having all her stuff all over. He cannot bring his children home.
    They have no contract.
    Can he have her out sooner for the health and safety of his minor children who are 5 and 7 years old. She has an apartment she can move into on the 1st of January and staying just to torment him. She has trashed his place. His children cannot even walk in their bedrooms there is so much stuff all over.

    A: Proceed directly to the nearest Eviction Lawyer. Eviction cases are slow, with one exception: all the other cases. He could take her to criminal court for harassment, for example, if he can wait six months for them to do anything. There are no short cuts. Eviction court is the short cut.
