6 Renewal Points to Consider

Lease expiration time should be seen as an opportunity for an upgrade, whether you keep the existing tenant or opt for a better one.

I once said, "You think you know someone? You don't really know them until they've rented from you."
There are many aspects of a rental property or tenancy that you will have the option to change with a renewal or a termination.

  • Upgrade in Tenant(s)
    The Notice of Lease Non-Renewal
    is a type of lease termination notice for a soon expiring lease you want to end with your current tenants. Most tenants expect to re-new the lease or stay on a "month to month" after the original lease expires, but this form tells them in a friendly yet business-like way to leave while not being harsh or too intimidating.

    Often we become "stuck" with tenants who may have started out alright, but start to go down hill after a while. We usually feel trapped into keeping them because it is just easier to put up with their annoyances than to replace them with a better tenant.

    Tenant Report Card Evaluation

    You should not feel obligated to extend a lease and hold on to tenants who are not living up to their responsibilities or who are making your life more difficult than it has to be. The Notice of Lease Non-Renewal should be legally served to the tenant, mailed certified and regular mail.

  • Upgrade in Lease Terms or Rules
    You may also decide that you'd love to keep yopur tenan, but feel you need to make some changes.

Helps reinforce proper move-out procedure. It includes a place for the tenant to give his forwarding address in order to receive any security refund. It is an excellent way to help reinforce proper move-out procedure.

  • Upgrade the property
    Discovered that the Current Tenants ARE NOT What You Want Anymore? This may be the perfect time to upgrade the rental property in order to attract better and more qualified, and higher paying tenants.
    A Notice of Termination of Tenancy will give legal notice to end the tenancy. If the tenant does not vacate at the end of the notice period, that tenant will be in "hold over" status and subject to eviction.
