I agree with Katiekate. Have the BF fill out an app for you, and run it just like any other app. Assuming he checks out OK, Have her agree to cancel the old lease with you, and sign a new lease with both of them on the lease, (at a little bit more rent,if you can get it ) If he doesn't check out, deny him like you would anyone else, and tell him why. Do not tell the GF at this point. If she asks you why, tell her to get the answers from her BF. Who knows. She may find out something bad about the BF that she didn't know before, and maybe they won't be BF/GF after that. Lets hope not, and things work out well for all three of you.

Yes, have the BF fill out the application - and include both names on the lease. I didn't and it did work out ok, but it was always wierd/strange when going over for repairs or things like that when she wasn't there - as he was there - but not there if you get my drift. I think it's just more straight forward if they are both on the lease.
