Our tenant passed away suddenly. When the management company inspected the property, found jalousie window had been pried loose and screen cut. Door couldn't be repaired due to age(parts not available). Management company didn't keep monies out of deposit to pay for this and is saying is landlord's responsibility due to age of door or at best they will send a bill for $50 to estate or pay themselves as curtesy. I have picture that door was damaged at the time of surrender back to me and the door was fine except for the damage that had been caused. Who is responsible? Home is in Florida.

The management company is your employee, YOU the landlord are the BOSS. Tell employee to follow orders!

Often the tenants are friends and relatives of the Management agents. Could this be the root of your problem?
