You cannot make out a new addendum or a new lease, unless EVERYBODY that's involved in this fiasco agrees in writing to do so. The one that got kicked out is STILL a party to the lease, even though she is not physically living there. She wants her dep back, and she's not going to sign off on the lease unless she gets it. The LL still needs to keep and control all of the dep money until everybody has vacated the property, even if you have to do a formal eviction on everyone to get it vacated. The best way to handle all this , is for the NEW GF to pay her share of the dep to the old, kicked-out GF, in return for her signing off on the lease. However, if the old GF realizes she has a strong position here, she could ask for a lot more money above the dep, in return for her signature. In other words, some one is going to have to BUY her out, to get things back to normal again.
