Furnace Maintenance - Landlord Forum thread 317745

I have in the the lease that the tenant agrees to change furnace filter at least every 3 months. I did have the furnace inspected and cleaned about a year ago. Even though he said he changed them I don't believe it as there were three filters still on the shelf as before. The heating technician said that it doesn't look as if the filter was changed in a while and the the sensor needs cleaning. I would change filters myself but I don't live in the area. Some landlords are tough and some are more lenient (suckers) like me. I almost feel that it's better to keep peace and write it off on taxes than to start frictional relationship by telling him that he's a liar. It is only $88 (coupon used) but I'm on a very tight budget. I'm sure he knows now of his error and I will remind him of the lease agreement. What are your thoughts?

Also, how often should one really get the furnace checked and cleaned. Of course the heating guys will say often.

This is why I love my natural gas forced hot water system. No filters!

Many landlords use filter changing as an excuse to go in the rental and look around. You need to have someone do this for you. A handyman can go in to do this maybe for about $25. He can also check for leaks under the sinks and perform a "safety check" that will take him into every room to look at switches and outlets. This man can report to you if anything is wrong. He can also tell you how many appear to be living in your place and if the lawn is being maintained. And, he can tell you if the place looks like a pit pen. Never allow a tenant to perform any type of maintenance on your rental...even a filter change.

I am one of those landlords that handles all misc maint. Stuff myself. Because it is a wonderful way to keep an eye on the place and just be a presence. My tenant know they are living in a place the landlord cares about, and one that cares about their safety, comfort and happiness. Doing that maint myself gives me peace of mind AND tons of goodwill.
