We offered them the house via phone after sending them a list of what would be included in the lease should they decide to sign. In the initial conversation, they said they had no problems with anything on the list, but since then, they have called every day with an issue. If it matters at all, they were supposed to give us financial documentation yesterday, but sent a message tonight that it would be delayed until tomorrow. They are planning on bringing a deposit by the end of the week.

    Send them a message. Be very clear that the up-shot of all their demands and "issues" with the house is that they are clearly not happy with the house and will not be happy after moving in. Therefore, you will not be renting to them. Wish them good luck in finding a place that better suits them

    Do not let them show up with a deposit expecting to get a signed lease....stop this now.

    They planning to drop off the deposit (is this a security deposit or a non-returnable holding fee to lock in the rental?)

    You offered the house, but they didn't really accept it since they seem to be negotiating a satellite dish on the roof, a new door - etc. They didn't accept the lease.

    There wasn't any money that changed hands.
    Send letter (postal) and e-mail that they indicate they aren't happy with the terms of the lease and appreciate their interest in the home, but it doesn't look like it will work out. So something pleasant. But send them on their way!
    I agree they will be high maintenance.
