Thank you to everyone for your expertise and comments. This has been a learning experience; first and foremost to never lighten up on anything because a potential tenant seems decent. I now realize how lucky I have been with my previous tenants.
These tenants have no key. Double rent - I don't do that...I return that portion of the rent to the tenant who is leaving early - hence, no benefit to me for them to move in early, or for any of this hassle.
