The easiest eviction will always be for non-payment of rent. Not is a slam dunk...either they paid the rent and can prove it..or they didnt. No mystery involved.

In New York I can have the entire process from first posting to out on the street in 24 days. Meaning...if I don't get the rent on time they will be on the street by the 3rd week of the same month. Lesson is...do not wait around .. Post the quit or pay the first day the rent is late. If the tenant is upset about it...tell them you have to do it that way to preserve your right to proceed directly to court if a tenant doesn't pay quickly after the notice is posted. Even if you have a deal with the tenant to pay on a certain day ..still post the notice right away so you could go directly to court to file if they break their promise.

The key is..know the process before hand (if we knew your state we could offer much more specific advice), and do not delay taking those steps in the process.

Never forget...the easiest way to avoid problem tenants is to avoid problem tenants. Screen. Screen. Screen. Before you rent to anyone.
