Does the entry door have a lock that the tenant can set, then pull the door shut on his way out, to lock it? If so, just have the tenant leave the keys on the kitchen counter, lock the door, and call you to let you know they're gone.

Then you can go retrieve the keys, change the locks, make sure the windows are closed and locked, etc.
