TENANTS from HELL

My tenant is in violation of the lease because she allowed unauthorized guest to live in her apartment. She has loud parties with loud music, makes noise at all hours of the night etc. What's the best way to deal with this tenant from HELL. I already gave her two notices regarding the lease violations but that didn't work. Can I evict her? She still has 9 month on her one year lease.

Well...my lease says that having the police called to deal with issues with the tenant is grounds for eviction.
Call the police. Have the police break up these parties...every single time it happens. If the part resumes after the police leave..call again..right away.
Get police reports
File for eviction. You already gave her " cure or quit" notice. Police reports prove the "cure " didn't take.
Just be sure she was properly served. If unsure...read the CT landlord/tenant law and serve her proper notice right now.

Good for you for getting those "lease violation" notices out. I think you now mail her certified mail a 3 day notice to remove the unauthorized resident. Who is telling you about the noisy parties or do you live close? Then the next step would be to have the Unlawful Detainer notice served to her. Eviction coming for them.
