Ive been a landloard for 3 years but recently tried to help a family out who was struggling. They were living in a tent at a campsite for 5 weeks and when her sister, who is one of my friends found out I was in need of a new tenant contacted me.
To make a long story short. The previous tenant had left the house in disrepair and the house had become infested with mice. While we're making the proper repairs to the home to make it livable again. We had mouse poison and traps out. Which they were aware we're in the house. Anyway their dog ended up getting into the poison. I felt awful. The dog ended up surviving but ended up with a vet bill. My question is am I responsible for the vet bill because we were the ones that put the poison out? Or was this just a very unfortunate accident. Any help would be appreciated if I am responsible I certainly want to pay the bill. Thank you.

You have made a major mistake by renting to anyone while you are doing make ready to make the house livable again. Renting your place with poison out is a very bad idea. You have also made a mistake renting to a homeless family. Do they have the income, first months rent, security deposit, pet deposit, credit score and references to qualify to rent your place? Or are you running a for-charity homeless shelter? You have to run your rental like a business or you will end up paying for it.

Yes, you are at fault. Honestly I think you are lacking in common sense.

Yes, you are at fault, morally if not legally. Pay the vet bill. Get the poison out of the house. Use another means to get rid of the mice. Those sticky traps might be a possibility. Or regular, old-fashioned mouse traps. Or humane traps.

You were lucky. Suppose it had been a child who had gotten into the poison??? Pay the vet bill and be thankful it was not worse.

How will these people pay the rent?

Do not let your tenants get rid of the tent.
