I am a new landlord and my tenant was referred by someone I used to know. I did not bother to get her SS# and of course regret it now since she has been consistently 15 days late for her monthly rent for some time now.
Can i:
- Obtain her SS# from online services and is that legal?
- Send her a notification of her status in regards to reporting to bureaus if this continues?

I can't think of any online service that provides SSN's, but if they did, yes it would be legal. I don't know of any way to report rent payment status to the credit bureaus.

The SS# is an incredibly protected piece of data. If there was an online service every identity theft crook in the world would have a subscription. How do thieves get SS#s? They steal them from whatever source they can find. And you did not bother to get it?

Charge her the late fee in your lease, or issue a 3 day pay or quit notice on the first day it is late again.

One way you might be able to get it, is to notify the tenant that you are updating emergency contact information on each tenant, and just put a space on the 'Contact Information Form' for the tenant to write the SS# along with the other information like; who to contact in case of emergency, next of kin, Drivers licenes number, vehicle tag number, etc.

This sometimes work and the tenant provides the info or just calls you about it. You can then request it then.

Sounds like you could have used a licensed property manager to avoid problems like this.

If this person is consistently late with rental payment that's the biggest problem. I would go through the procedure of evicting her. Or, if she is on a Month to Month lease I would terminate her lease with the proper notice. My main concern would be getting her out of my rental since she doesn't pay rent on time. Then get a new tenant that does.
