I think how OP handle blinds is correct. However I make sure they know they (T) can't change hardware - Otherwise there are nail holes all over the place. As far as the blinds I've had people leave because they ran out of space to take with.
Toilet seat - Change this one - then make sure she understands that the next one will be on her dime.
